Renting out a property is a stressful process, and at first, I felt fortunate to find Arash from Extra Mile Property Management. He was incredibly responsive, assuring me any time of the day or night. His tenant acquisition fee and property management fee is slightly lower which seemed like an added bonus. Unfortunately, that initial attentiveness turned out to be a façade.
The first red flag was once my property was listed, I noticed that Arash had inaccurately described it (e.g., calling laminate floors “wooden” and using misleading language about the environment). There were also numerous spelling errors, which didn’t reflect the professional service I expected. I ignored this.
Then I started to go against my own gut, because he is the master of assurances.
After Arash secured a tenant who paid a year’s rent upfront, he insisted I also pay the entire year’s property management fees in advance. I reluctantly agreed, and from that point on, communication dwindled. Whenever I checked in, he would just say that no news was good news.
Months went by without hearing from him until suddenly, my tenants wanted to leave and sublease the property. Arash reappeared briefly to manage this sublease, but the cycle repeated. He found a subtenant who wanted a three-year lease, which meant he wanted three years’ worth of tenant acquisition fees, and I would pay the property management fees once the sublease ended. Again, as soon as he was paid, he disappeared. Because “no news is good news!”
Once the sublease ended and the tenants transitioned to a regular lease and paying rent month to month, Arash began deducting various “expenses” from my rent each month from the past sublease without prior notice or receipts. Despite my continuous requests for invoices or quotes, he never provided them but always assured me he would send them and wouldn’t do anymore work without my approval.
After constant follow-ups and continual failure to deliver the promised documentation. I gave him a month to deliver. As the end of the month came I knew he wasn’t going to follow through and so I asked for my tenants information. He did not respond. I then had to reach out to neighbours to put me into contact with tenants and let them know not to pay Arash.
The absolute kicker was that I found out the tenants who were there briefly and sublet to the current tenants had been storing their stuff at the house in a large storage area I have underneath my house without paying rent to me or the current tenants. When I confronted Arash about it because I needed the old tenants' information as a courtesy before I had junk removal come, he said no one had said anything to him, so he thought it was handled, and that the other tenants were very nice people as if I was the bad guy in the situation.
Excuse me – are you not the property manager I paid exorbitant amounts of money to manage my property?
In the end, I was left paying Arash a lot of money upfront, tenants breaking their lease (btw, the 3-year tenants also want to break their lease now), illegal storage issues, past tenants moving large items in the house and off walls and from storage under house 3 months after their lease had finished and deposit returned (you can imagine how they left it), no documentation of work done, and a property manager who vanished whenever he got paid and only reappeared with miscellaneous expenses once tenants were going month to month and he was making a property management fee each month(most over $250, which is the amount over which he has to ask for approval).
There is a complete lack of accountability from Arash.
This experience has taught me a hard lesson about acknowledging red flags no matter how desperate you are. It has also taught me that greedy people will take advantage of desperation. Arash may appear trustworthy at first, but his follow-through after he gets what he wants is nonexistent. I strongly advise anyone considering Extra Mile Property Management to think twice.
